Annual Budget
The annual Association budget and resulting condo fees are adopted by consensus of the plenary. If you're interested in seeing our current and past budgets, let us know; we're happy to send you a copy after you take a tour.
In 2024, the monthly base condo fee per unit is $332/month. This is the required condo fee that covers budget items the plenary considers necessary.
All other budget items are covered by what we call the pledge process. The annual pledge process is intended to account for the different financial circumstances of the people living in our community. Each household is asked to contribute the amount they are able to pay beyond the base condo fee. Rather than using a sliding scale, we ask each household to come up with a pledge amount after privately considering their resource use (impacts and benefits) and their financial resources (ability to pay). Two examples:
The amount each household pledges is kept confidential by a few people on the Finance Committee. Budgeting this way does mean some items may need to be cut from the upcoming year's pledge budget due to pledge shortfall; the Finance Committee figures out which pledge items to cut based on feedback from the plenary.
Note: condo fees do not include individual units' costs for electricity (Dominion Energy), County water (metered per unit by EC), internet ($60/mo/unit), and, if installed, propane (usually AmeriGas).
