Annual Budget
The annual Association budget and resulting condo fees are adopted by consensus of the plenary. If you're interested in seeing our current and past budgets, let us know; we're happy to send you a copy after you take a tour.
In 2026, the monthly base condo fee per unit is $393/month. This is a required fee that covers internet for each unit and all the budget items the plenary considers necessary.
Any other budget items are covered by the donor project process. The annual donor process is intended to account for the different financial circumstances of the people living in our community. Rather than using a sliding scale, we ask each household to contribute to the donor projects they want to fund in addition to the required base condo fee. The amount each household donates to specific projects is kept confidential by a few people on the Finance Committee. Budgeting this way does mean some donor projects may not get fully funded.
Note: condo fees do not include individual units' costs for electricity (Dominion Energy), County water (metered per unit by EC), and, if installed, propane (usually AmeriGas).
